My first entry to this blog

Welcome to Green Valley Arizona!

World-recognized as an early pioneer in the area of retirement living, Green Valley began originally as a place to avoid the ice cold weather back home and a mecca for retired or semi-retired people who mainly didn't want to move to Mexico, Palm Springs, San Diego or Florida on a full-time basis. Some of the properties for sale here today are original vacation homes or villas to the rich and famous persons of yesteryear who came here to relax, play golf, exercise and keep warm during the winter months.

Today, the same idea exists as the baby boomers are poised to make their next life-changing move to a warmer place in the sun. Baby boomers present a new face to Green Valley, there are many more of them than there were of their parents, they are retiring somewhat younger, the modern health care is keeping people healthier (Lasik eye surgery, joint replacements, Lipitor) and less apt to want to slow down very much as they retire, they want more physical activity choices, they want places to go, things to do, they want to stay in motion.

You will be interested to know how many different homeowner's associations are located inside the community of Green Valley. Each homeowner's association (HOA for short) is of course, working with a different set of rules called C C & R's which make each area of this community distinctly different from the next. And each HOA has a different fee for it's residents. The rules and the fees are not negotiable to a buyer, so the buyer must be fully aware of the costs and conditions of living in a particular area. Of course these fees afford the residents many exclusive amenities which individually they may not be able to afford and/or want to or be able to maintain, such as a nice swimming pool close to home, beautiful area landscaping, game rooms, social halls, libraries etc. Rights and responsibilities are always combined.

Green Valley Recreation is a world-renowned organization with over 3000 members and 12 recreation centers located all over the community. Each property in Green Valley has either a deed to Green Valley recreation, or it is eligible to be deeded to Green Valley Recreation, or it is NOT eligible and will never be eligible for the GVR privileges and there are many many reasons a person would want to know what ALL of the services and activities are available through the GVR organization. There are membership fees due annually, and to initiallly join, the eligible property owner must pay an initiation fee, when a GVR deeded property is sold a transfer fee must be paid. GVR can be transferred to persons who rent your GVR property for a fee.

I will outline all of the benefits to being a GVR member in a separate and future blog as there is so much information to convey about it and the information is valuable and subject to change under due process.

Others will be surprised to know that Green Valley is NOT a city, nor is it a town, it is a community located within Pima county just a few kilometers south of Tucson....

Now others will wonder why I would state that we are kilometers south of Tucson when the official distance measurement system of the USA is still in miles. I think I am joined by many others when driving south on I19 in the USA and find that I must become a conversion expert because the mileage signs state the distances only in kilometers on I19.

Sahuarita is a city that is relatively new, it was incorporated in 1992 and has been growing by leaps and bounds. Sahuarita abuts the northern edge of Green Valley at approximately Duvall Road, (not Duvall Mine Rd).  Having a city so close by brings youth to the Green Valley vicinity as there are no age restrictions in most of the city of Sahuarita. Lots of progress has been made and a hospital is now under construction in Sahuarita which will serve the residents of both Sahuarita AND Green Valley for many years into the future once it is completed.
